From Garage to Garden: Gausium Cleaning Robots at Majestic Mansion, Wenzhou

Majestic Mansion sits at the heart of Wenzhou’s riverside CBD and ranks among China’s “Top 10 High-End Works” (CRIC, 2022). In a community like this, the condition of the common areas is never just a maintenance matter — it is the most visible measure of the service residents are paying for.

From May to July 2026, property manager Poly Property worked with Gausium to bring six residential cleaning robots into daily service across the community’s underground garages and outdoor grounds — and to prove that autonomous cleaning can meet the standards of one of the country’s most demanding addresses.

The Challenge: When “Clean Enough” Isn’t

“This isn’t routine common-area cleaning,” says Yu Peijing, the site’s cleaning supervisor. “Our residents hold their home to an exacting standard, and they notice everything.”

That perception problem is the first challenge. In a luxury residence, every blemish gets magnified, so hitting the standard occasionally is worthless — it has to hold every day. Consistency, however, is exactly where manual cleaning struggles: shift changes, staff turnover and simple fatigue all pull quality up and down.

The second challenge is variety. Leaves collect on the community roads, dust settles across the covered breezeways, and cars track mud and tire marks into the underground garage — each surface calls for a different method on a different schedule. The garage is the toughest of all: covering it with walk-behind scrubbers takes hours per pass, and the results are rarely even.

The Solution: The Right Robot for Every Scenario

Gausium matched a machine to each job, deploying six robots across two phases:

  • Phase I underground garage: two Gausium Scrubber 75 units handle heavy-duty scrubbing, washing and recovering in a single pass to clear mud and tire marks
  • Phase I community grounds: two Gausium Beetle indoor-outdoor sweepers keep the roads clear of leaves and dust day to day
  • Phase II underground garage: two Gausium Omnie units extend autonomous scrubbing to the newer phase

The thinking behind this lineup reflects how far residential deployments have come. The question property managers ask is no longer “do we have robots?” but “is the right robot working in each scenario?”

  • Staff where they matter most. With the robots covering the wide-open areas, the cleaning team now focuses on handrails, lobbies and landscape features — the spots machines can’t reach but residents always notice.
  • Cleaning nobody hears. The robots navigate around people, recharge on their own and run quietly enough to go unnoticed. In a luxury residence, that discretion matters as much as the result: the cleaning gets done, and daily life carries on undisturbed.
  • A standard that holds. Every run follows the same routes at the same frequency, with full traceability and no dependence on who happens to be on shift. Cleaning management has moved from judgment calls to data — a genuine upgrade to Poly Property’s quality control system.
