China Overseas Property (COPL) — widely known in China as the “No.1 Butler” of the property sector — has deployed a multi-model Gausium fleet across four of its flagship residential communities in Beijing. Spanning the Phantas all-in-one indoor robot, the Beetle outdoor sweeper, and the Scrubber 75 heavy-duty floor scrubber, the rollout extends autonomous cleaning across the full premium-community footprint: from main-entrance lobbies and landscaped gardens to underground parking garages. The deployment moves COPL from pilot exploration to scaled, fleet-level adoption, setting a new benchmark for human–robot collaboration in high-end property management.

Yet the property sector faces persistent operational pressures: large labour shortages, rising staffing costs, and uneven service quality. Traditional manual cleaning struggles to deliver the precision and consistency that premium communities demand, particularly across the wide variety of surfaces and zones found in a single estate. To break through this bottleneck and push service standards higher, COPL turned to Gausium and its intelligent cleaning technology to open a new chapter of service upgrade.
As the only company in the industry to achieve full-scenario commercial cleaning, Gausium delivered COPL a one-stop digital cleaning programme — matching the right robot to each environment across outdoor roads and plazas, indoor lobbies and building common areas, and underground garages. Beginning in October 2025, dozens of Gausium robots entered COPL’s flagship Beijing projects, spanning three models working in concert.

Gausium Beetle — the outdoor all-scenario specialist. Purpose-built for community roads and complex outdoor environments, Beetle offers a 750mm sweeping width and “zero-distance” edge-cleaning that lets it work cleanly along kerbs and slip through narrow passages with ease. A 45L large-capacity waste bin, paired with an autonomous charging dock, supports all-weather continuous operation across large estates while sharply reducing the need for manual intervention.
Gausium Phantas — the indoor common-area all-rounder. Designed for lobbies, corridors and building common areas, Phantas combines scrubbing, sweeping, vacuuming and dust-pushing in a single compact unit, handling both soft and hard floors. Its slim body delivers 0 cm edge cleaning with a minimum passing width of just 65 cm, reaching under desks and through tight corridors with no blind spots. Cross-floor elevator integration lets Phantas ride elevators autonomously to clean multi-storey buildings, while all-weather, low-noise operation means it can work during the day without disturbing residents.

Gausium Scrubber 75 — the garage and heavy-soil workhorse. Positioned for underground car parks and heavily soiled environments, Scrubber 75 pairs strong environmental perception with intelligent obstacle avoidance to operate safely in mixed pedestrian-and-vehicle garages. It reaches cleaning efficiency of up to 3,000 m²/h, and its 270° rotating brush disc tackles 90° right-angle corners to eliminate cleaning dead zones. A 75 L clean-water tank matches the demands of large single-run jobs, while a dedicated heavy-oil-stain mode handles the stubborn grease common to underground garages.
Together, the three models cover the entire spectrum of a premium community’s cleaning needs — outdoor, indoor and below-ground — fully realising the scenario-adaptability of intelligent cleaning equipment under one coordinated programme.
